New Home Building Checklist:

1. Purchase Land

The first step in building your dream home is to purchase a piece of land to build on. Before purchasing a vacant lot, it is important to do some research:

  • First, consider the community that you would like to live in or nearby.
  • Take into consideration the accessibility and cost of having electricity, plumbing and other utilities installed on that plot of land
  • Contact the county office or Homeowner’s Association to familiarize yourself with the zoning and ordinance laws pertaining to your land. We take care of the required permits.

2. Consult Ken Broadwater Homes

Here is where the process begins. Schedule a consultation with us to discuss your needs and expectations. You will also learn more about our license and building reputation, insurance policies, and our years of experience in Central Virginia.  

3. Decide on an initial home plan design

Work with Ken and Laura on a preliminary design for your new home. This can be based on pre-existing plans for ranchers, cape cods, and two story homes, or customized based on your individual request. With Ken Broadwater Homes as your home builder, we can design your dream home and discuss the cost and build time based on that design.

4.  Agree on a fixed-price contract

We will ensure that your contract is set to a fixed price.  A fixed-priced contract of transparency ensures your peace of mind and protects you from unexpected costs or hidden fees.

5. Building your home

We will carry out the construction process based on the signed contract, keeping you updated along the way. We do everything from knocking down the trees to handing you the keys. Ken Broadwater Homes is equipped to do the clearing, the driveway, well, septic, or county or city water hook-ups, as well as file for all permits and get the electrical services started.

6. Move into your new home

Once the construction process is complete and payments have been delivered, you are ready to move into your custom new home! With each detail handpicked and carefully constructed and a house built with care, we guarantee that you will love your new home.
